The Action Sports Center integrates and expands an abandoned factory based on a participatory design process. At the crossroads of sustainability, heritage conservation, and contemporary action sports culture, the center is informed by a thoughtfully designed energy concept that prioritizes passive climate control.

Section

The Action Sports Center was developed in response to growing demand for self-organized extreme sports spaces. In close collaboration with future users, Munich’s Department of Education and Sports created a detailed program that formed the foundation of our design, further refined through participatory workshops with all stakeholders. One of our main objectives was to create not just a covered facility, but an open and welcoming community space. The entire center is fully accessible, including elements adapted for wheelchair skating. This all-embracing spirit is mirrored by the community organization managing the space.

Level 1

The adaptive reuse of the Eggenfabrik reflects our commitment to preservation and sustainability. Much of the building’s embodied CO₂ was retained through careful structural adaptation, with only the roof replaced using prefabricated timber panels. A sensor-controlled natural ventilation system leverages the building’s form for passive climate control: while fresh air enters through low-level inlets, warm air rises and exits through skylights. This efficient, low-tech climate solution aligns with the “build simply” philosophy. The south facade features a mobile shading system to further mitigate summer heat. Skylights with integrated photovoltaics reduce solar gain and generate electricity. The hall has been reinsulated, connected to the district heating network, and fitted with a green facade. Ancillary spaces, including restrooms, are housed in relocatable containers that can be repositioned in future phases while also serving as street art canvases.

Energy Efficiency Winter and Summer

The scheme integrates and expands the heritage-listed Eggenfabrik—a long-vacant, turn-of-the-twentieth-century factory. Preserving Its gabled facades, expansive windows, and delicate steel frame creates a striking contrast with the contemporary elements of the skate and BMX zones. A new gallery level serves as a lounge and event space with views of the action below. Niches along the west wall offer seating and storage directly connected to the sports area. Well-connected to public transit, the site is served by S-Bahn and bus lines, with a planned subway extension and future cycling expressway linking Pasing to central Munich. The forecourt further integrates the project into the urban fabric.

Second Construction Phase

A second construction phase will add a parkour zone, skate bowl, dirt bike jump line, and a café with lounge and terrace, using a timber-hybrid structure, all without disrupting current operations. The area reserved for the next phase has been temporarily transformed into a landscaped recreational zone with undulating topography, welcoming both active use and quiet retreat. More than a sports facility, the Action Sports Center is a vibrant expression of equity, openness, and the synergy between sustainability, heritage conservation and contemporary action sports culture.
