This residential complex constructed in Ingolstadt-Hollerstauden in 2011 provides high-quality, subsidized housing for families, single parents, singles, elderly and disabled people. The individual apartments are grouped around a glass-covered atrium, which serves as the heart of the building.

The site occupies a transitional zone between urban and village-like structures and had already been home to an existing residential facility for the elderly, built by Behnisch & Partner in 1996. Two other architectural practices have designed residential buildings nearby. The result is a fascinating dialogue between different concepts of living, as well as different ecological approaches. A main path stretches through the entire quarter like a spine, passing through and linking different places, meeting points and playgrounds.

The apartments are arranged around a central atrium under a glazed roof, accessible to all residents and serving as a spacious winter garden and communal gathering space. This atrium functions as as a climatic buffer, allowing the incoming air to be pre-heated in winter and reducing the thermal demands on the atrium facade compared with the exterior envelope. Its multi-story voids and surrounding access balconies give each apartment a distinct address, improving on conventional arcade types. The openness of the space encourages casual encounters, allowing the building’s diverse residents to meet and fostering a vibrant sense of community.

Facade Detail

The three-story atrium house was built using timber-frame construction. The glue laminated ceilings are designed as visible wooden ceilings. Since the loads should always be guided vertically downwards in a timber frame construction, a simple tectonics was chosen and the supporting walls arranged as superimposed as possible.

In this project, the concept of sustainability is understood in a comprehensive sense. The result is a completely barrier-free structure designed to adapt to changing lifestyles and living conditions—it will be habitable for many years to come. High standards were set for the building’s energy efficiency, taking into account its entire life cycle.
